"Lyam did loads of general bits in our house, hung doors, replaced architraves, tiled floors including levelling and reinforcing them. He was brilliant and a really nice guy! We moved out of Westcliff to the Midlands, and we are gutted we can't just get him to help us up here! Do not hesitate to book him for any building job if he is available. I really cannot rate him highly enough. My partners dad is an engineer and confirmed what we already knew - but that his standard was very high and no corners cut! Great builder. Never pay a large deposit up front — agree a staged payment schedule tied to completed milestones, and hold a small retention until snagging is done.
Get it in writing: an itemised quote with scope, materials, start and finish dates, and how any changes (variations) will be priced.
