Verify before you hire
- Check the BSR (Building Safety Regulator) public register to confirm your inspector holds a Registered Building Inspector (RBI) certificate — it's been a legal requirement in England since April 2024.
- If hiring a firm to issue a completion certificate, verify they appear on the government's Registered Building Control Approver (RBCA) register at find-a-building-control-approver.service.gov.uk.
- Ask for proof of professional indemnity insurance — without it, you have no financial recourse if they miss a structural or fire-safety defect.
- For a snagging or independent survey, check for RICS or RPSA membership, which require CPD and carry a complaints process.
Warning signs of a cowboy
- Cannot show their BSR Registered Building Inspector number — since April 2024 it is a criminal offence to practise without it in England.
- Offers a building regulations completion certificate but their firm doesn't appear on the RBCA register — completion certificates from unregistered firms are legally invalid.
- Dismisses your right to an independent inspection or implies the developer's inspector already covers everything — the developer's inspector works for the developer, not you.
- Vague about what the report will actually cover, or mixes up 'snagging survey', 'structural survey', and 'building regulations sign-off' — these are different services with different legal weight.
