The figure was slightly larger than we anticipated (though not the £20k higher a large company put forward), but Tatum met with us and we agreed ways of meeting our target without compromising quality or the overall feel of the build. We agreed a price and a start date. They were on site every day during the ten week build, everything happened according to schedule and within budget. Very impressed and would recommend highly."

Taking on a derelict, dilapidated heritage property was a huge undertaking, and I could not be happier with the result. Always polite, courteous, and incredibly hard working, the team communicated well, keeping me in the loop throughout. My home needed a complete rework, rewiring, re-plumbing and extending. From liaising with planners, architects & structural engineers to building the extension, the team made sure every detail was carefully considered, clearly taking pride in their work"

Never pay a large deposit up front — agree a staged payment schedule tied to completed milestones, and hold a small retention until snagging is done.
Get it in writing: an itemised quote with scope, materials, start and finish dates, and how any changes (variations) will be priced.
Be wary of a cash-only price or pressure to start tomorrow — both are red flags for an unaccountable job.
Ask to see a portfolio of completed work like yours, plus recent references you can contact.
