- Confirm they carry professional indemnity insurance before signing anything; RICS-regulated firms must hold it, unregulated ones may not.
- Ask whether they specialise in residential work — loft conversions and extensions need different expertise than commercial projects.
Warning signs of a cowboy
- They can't show MRICS or FRICS membership — the title 'quantity surveyor' is unprotected in UK law, so anyone can use it.
- They have commercial ties to a contractor or builder, which means they're not truly on your side when scrutinising valuations.
- No professional indemnity insurance — if their cost plan is wrong and you lose money, you have no route to claim it back.
- Estimates that seem unusually low and vague with no written breakdown — a cheap guess is as damaging as no plan at all.
