- Ask which RICS survey level they recommend for your specific property type and age, and confirm it is included in the fixed-fee quote.
Warning signs of a cowboy
- They are not listed on ricsfirms.com — meaning they have no mandatory professional indemnity insurance if their report misses a structural defect.
- The damp or timber survey is offered free by the same company that then quotes to fix the problem — a direct conflict of interest.
